Brittney founded BK Real Estate in 2023 and now leads its private ranch practice. She holds the broker's license, signs every BK Ranches contract, and closes every deal personally. A former Texas school librarian who built her brokerage in evenings and on weekends, she brings the patience of a teacher and the discipline of an investor — she owns 11 doors of rental property, is part-owner of a mortgage company, and lives in Keller with her family.

Bry runs the systems that make BK Ranches' work feel quiet and inevitable. From the first inquiry through closing coordination, she designs the process so nothing falls through the cracks — and so every buyer experience feels considered. She holds a degree from Texas Tech, came to real estate from a career in nutrition, and lives near Eagle Mountain Lake with her husband, son, and four dogs.

Jessie is the first voice most buyers hear and the connective thread through closing. A seasoned investor with a background in design-build, she brings a sharp eye for property potential and a calm presence in moments that count. For BK Ranches she handles tours, conversations, and the relationships that often outlast the transaction. She lives in Waco with her husband and three children.

The first conversation

We start with a phone or video call. We learn what you're looking for. You learn what we represent. No commitment — just a conversation about whether the fit is real.

The visit

If the fit is real, we schedule a private tour at the Reserve or at any ranch we represent. By appointment, never rushed. We walk the lots that suit your goals — not the ones that need to move.

The advice

Before you make an offer, we walk through your options: financing, build timeline, ownership structure, how the lot fits your long-term plan. This is where the work happens.

The contract

Brittney handles every contract personally. Real paperwork through real channels — Texas REC forms, our title partner, our process. No surprises.

Ownership

We don't disappear at closing. From builder selection to ownership structure questions, we stay close to our buyers. The relationship doesn't end with the keys.

A few things buyers want to know.

Can I bring my own builder?

Yes. The Warner Reserve is a flexible build-to-suit community with an approved builder program for quality assurance, but you're welcome to work with your preferred builder if they meet community standards. We'll help facilitate that conversation.

How is financing structured?

The Warner Reserve offers traditional bank financing through trusted lending partners with competitive rural land rates. Tax-advantaged structures may be available depending on your situation — we'll walk you through the options when we know what fits your plan.

Do you only represent the Warner Reserve?

No. The Warner Reserve is the community we currently hold exclusive representation in, but we represent buyers across other Texas ranch communities as well. If you're looking somewhere specific, ask us — we'll tell you straight whether it's a fit for our practice.

Are there build deadlines?

The Warner Reserve has reasonable build timelines designed to protect community standards without rushing buyers. Specific timelines are part of the lot purchase conversation — we'll cover this when you're ready to discuss a specific parcel.

What's the timeline from first conversation to closing?

Highly variable. Some buyers move quickly — first call to closing in 30-45 days. Others take six months or more to find the right fit. We don't push. The right pace is the pace that works for you.
